What It Costs

How much does a garage floor coating cost in Wisconsin?

Professionally installed coatings run roughly 5 to 12 dollars per square foot, and most two-car garages land between 3,700 and 4,700 dollars. Flake and polyaspartic systems, which is what most contractors quote today, sit in the upper half of that range. A standard two-car garage around here is usually 600 to 800 square feet. We give you a firm number after looking at the actual concrete rather than a range over the phone, because the slab is what moves the price.

What is the cheapest way to do this, and should I?

The cheapest real option is a DIY kit, roughly 400 to 700 dollars for a two-car garage. That is a legitimate choice as long as you understand the tradeoff: kits typically last one to three years, while a professionally prepped floor lasts ten to twenty. If you are selling next spring, a kit might be the right call. If you plan to live there, you will be doing it again, and the second time costs more because the failed coating has to come off first.

Does a coated garage floor add to my home value?

Less than the internet claims. You will find plenty of pages citing 5 to 10 percent increases in home value, and almost all of them trace back to other coating contractors rather than to real estate data. What is defensible: a coated garage shows well, signals a maintained house, and removes an objection for buyers who look at stained bare concrete and see a project. A cheap coating that is already peeling at sale time actively hurts you. If resale is your only reason to do this, expect a modest return. Most of our customers do it because they use the space.

How long does a professionally installed floor last?

Ten to twenty years is the realistic range for a properly prepared system, and the low end of that usually reflects heavy commercial use rather than a residential garage. DIY kits typically get one to three years. The difference is almost entirely preparation and material thickness, not brand.

Epoxy, Polyurea, Polyaspartic, and Paint

What is the difference between epoxy, polyurea, and polyaspartic?

Epoxy is a two-part resin that cures hard and rigid and bonds deep into properly prepared concrete. Polyurea is a related family that cures very fast and stays flexible. Polyaspartic is a modified polyurea, slowed down enough to be workable by hand, with strong UV, chemical, and scratch resistance. The best systems are not one or the other. They pair a base coat that bonds into the slab with a polyaspartic topcoat that takes the abuse.

Which is better for a Wisconsin garage?

For an unheated garage here, the flexible systems win, and the reason is temperature rather than marketing. Your slab expands and contracts through every freeze and thaw, and a rigid coating is the one most likely to crack or delaminate. The second reason is the installation window: epoxy needs the concrete and air above roughly 50 to 55 degrees through application and full cure, which in an unheated Wisconsin garage means about late May through September. Polyaspartic systems rated for cold have no such restriction.

Is garage floor paint the same thing as epoxy?

No, and the labeling in big box stores makes that hard to tell. Products sold as one-part epoxy paint are acrylic or latex paint with epoxy additives. They sit on top of the concrete as a film rather than bonding into it. True epoxy is always two parts, a resin and a hardener that you mix and that then react chemically. If there is nothing to mix, it is paint, and it will wear off.

What does full flake mean, and how is quartz different?

Full flake means vinyl color chips are broadcast into the wet base coat until the surface is completely covered, then sealed under a clear topcoat. Full means no base coat showing anywhere. Quartz uses a finer aggregate for a smoother, more uniform look. Both are durable, so it comes down to appearance and how much texture you want. Partial flake uses a lighter scatter, costs less, and shows dirt and wear sooner.

Will the floor turn yellow?

Epoxy topcoats can yellow with UV exposure, which matters most in a garage where the door stays open or where there are windows. Polyaspartic topcoats are UV stable and do not yellow. This is one of the main reasons the topcoat matters as much as the base, and one of the more common complaints about older epoxy floors.

Is a coated floor slippery when wet?

Less slippery than bare sealed concrete. The flake layer creates a fine texture under the topcoat that gives shoes and tires something to grip, and a snow-covered vehicle dripping on the floor is the normal Wisconsin test case. If you want more grip than the standard finish provides, an anti-slip aggregate can be added to the topcoat. Mention it when we quote.

Doing It Yourself

Can I coat my garage floor myself?

You can, and we will not pretend otherwise. Whether you should depends on your slab. The step that decides the outcome is preparation, and mechanical grinding is not equipment most homeowners rent casually. If your concrete is newer, clean, uncracked, never coated, and you accept a shorter lifespan, a kit is a reasonable weekend project. If the slab is old, oil-stained, cracked, or previously coated, it is a difficult job to do well and an expensive one to redo.

Why not just acid etch instead of grinding?

Acid etching roughens the surface slightly but leaves the weak top layer of concrete in place, and it leaves residue that has to be neutralized and rinsed completely. The coating ends up bonded to a layer that is not itself well bonded to the slab underneath. It is the standard shortcut because it needs no equipment, and it is the most common reason a floor comes off in sheets two years later.

If a DIY floor fails, can it be fixed?

It can be redone, but it costs more than starting from bare concrete because the failed coating has to be ground off first. That is worth knowing before you decide. A kit that fails is not just a few hundred dollars wasted, it adds labor to whatever you do next.

What tools would I actually need to do it right?

At minimum, a walk-behind concrete grinder with diamond tooling and a dust extraction vacuum, a crack repair material, and a way to move quickly once the product is mixed, because polyaspartic in particular has a short working time. Renting a grinder is possible in some areas. Rushing a large floor alone with a fast-curing product is where most DIY attempts go wrong.

Wisconsin Winters and Timing

Can a garage floor be coated in winter in Wisconsin?

It depends entirely on the product. Epoxy needs the concrete and the air above roughly 50 to 55 degrees through application and the full cure, which in an unheated Wisconsin garage means roughly late May through September. Applying epoxy in April on a slab still cold from winter is a well documented way to get a floor that looks fine for a few weeks and then lifts, because the coating never fully cross-linked. Polyaspartic systems rated for cold weather do not have that restriction and can go down well below freezing. When is the best time of year to have it done?

If your garage is heated, any time. If it is unheated and you want epoxy, summer, and you will be competing with everyone else for a slot. If it is unheated and you want a polyaspartic system, the season is much wider, and fall and winter are often easier to schedule because most contractors are booked solid through the warm months.

Does cold weather change how long it takes to cure?

Yes. Cold slows curing even in products rated for it. In cold conditions foot traffic can take up to about 24 hours and vehicles anywhere from 24 to 96 hours, compared with faster returns in mild weather. We give you the actual numbers for your floor and the week we install it, rather than a generic promise.

Will road salt damage a coated floor?

It will not damage a properly installed polyurea or polyaspartic floor the way it damages bare concrete. Salt is what causes the white staining, dusting, and eventual surface spalling you see on uncoated Wisconsin garage slabs. A sealed floor keeps it off the concrete entirely. Rinsing the salt off periodically through winter keeps the finish looking better for longer, but the slab underneath is protected either way.

Why Floors Fail

Why do garage floor coatings peel?

Almost always because of preparation, not the coating. Three causes account for most failures: the concrete was never mechanically profiled so the coating had nothing to grip; moisture is moving up through the slab and pushing the coating off from underneath; or a rigid coating was used on a slab that moves with freeze and thaw. Road salt accelerates all three but rarely causes failure on its own. A properly prepared, correctly specified floor does not peel.

What is diamond grinding and why does it matter so much?

Diamond grinding uses a machine with industrial diamond segments to cut off the smooth top layer of the concrete and open its pores so the coating can key into it mechanically. It is the same principle as sanding glossy trim before painting. This one step is the biggest single predictor of whether a floor lasts twenty years or fails in two, and it is also the step most often shortcut, because it is the slowest, dustiest, and most expensive part of the job.

What is moisture vapor transmission, and should my slab be tested?

Concrete sits on ground that holds water, and vapor moves up through the slab continuously. If it moves faster than the coating can handle, it collects underneath and pushes the floor off in blisters or sheets. Slab moisture above roughly one percent is common, and installing a fast one-day system straight over a wet slab without mitigation is one of the leading causes of delamination in this industry. It is worth asking any contractor about directly, including us. A slab that tests high needs mitigation or a different system, not a faster install.

My old coating is peeling. Can you go over the top of it?

Usually we take it off rather than coat over it. A new floor is only as sound as what it is bonded to, so if the old coating is letting go, the new one comes off with it. Grinding out a failed coating adds real labor, so these jobs cost more than bare concrete, but it is the only way to give you a floor worth warranting. We look at it during the estimate and tell you honestly what is involved.

Can you coat cracked or spalled concrete?

In most cases yes. Cracks get chased out and filled with a structural repair material, spalled and pitted areas get patched, and the whole surface is ground flat before coating. What we cannot fix is a slab that is structurally failing, meaning heaving, sinking, or actively splitting. If that is what we find we will tell you, because coating over it wastes your money.

What is hot tire pickup?

Hot tire pickup is when a coating softens under a warm tire and lifts off when the vehicle is moved, leaving patches stuck to the tread. It is a well known failure mode with thin, low solids coatings and with most DIY kits. Properly installed polyurea and polyaspartic systems are not vulnerable to it, which is a large part of why we install them.

The Installation Itself

How long does installation take?

Most residential polyurea and polyaspartic garage floors are finished in one to two days. Epoxy systems generally run two to three days because of longer cure times between coats. Commercial floors depend on square footage and how much prep is involved. You get a schedule with your estimate, and if something changes we call you rather than letting you find out.

When can I walk on it and park on it?

Polyaspartic systems return to service much faster than epoxy. In mild conditions light foot traffic is typically fine within about 12 to 24 hours and vehicles within 24 to 48 hours. In cold weather both stretch out, up to 96 hours for vehicles. We give you the specific numbers for your floor before we leave. Driving onto a floor that has not fully cured can mark it permanently, so the extra day is worth it.

Do I need to empty the garage first?

Yes, completely. Everything on the floor has to come out, including anything on shelving we need to reach behind. Most people use the driveway for a couple of days. If space is tight we can talk about splitting the job in half at the estimate.

Will grinding make a mess in my house?

Grinding concrete produces dust, which is why we use vacuum-assisted equipment that captures most of it at the source. Some dust is unavoidable. We recommend keeping the door between the garage and the house closed and covering anything mounted on the walls that cannot be removed. We clean up before we leave.

Does the smell linger?

Epoxy is the worst offender for odor and can take a while to clear. Polyaspartic has a strong smell during application but it dissipates quickly once cured, which is one of the practical advantages of a one-day system. Keeping the garage door open during and after installation handles it.

Warranty and Care

What does your warranty actually cover?

Residential installations carry a limited lifetime warranty, prorated after ten years. Commercial installations carry a five year warranty. Both cover our installation: the bond, delamination, and workmanship.

What is not covered?

The standard exclusions are moisture vapor transmission from below the slab, free lime, problems with the underlying substrate, and damage from abuse or improper use. In plain terms, we warrant our work and the bond we create, not the condition of concrete we did not pour or damage that happens after we leave. These exclusions are industry standard, and we would rather you read them up front than discover them later.

How do I take care of the floor?

Sweep or blow it out regularly and mop with mild soap and water. Skip harsh solvents and do not use a metal-bladed scraper on ice. Wipe up oil and chemical spills rather than letting them sit. Rinsing road salt off periodically through winter extends the life of the finish. That is genuinely the entire maintenance routine, which is most of the point of having a coated floor.

Can it be repaired if something damages it?

Yes in most cases. Chips, gouges, and localized damage can be patched and blended, though a repair is never completely invisible on a flake floor. Widespread failure is a different conversation and usually means going back to bare concrete. Call us either way and we will look at it.
