What It Is

A thick, rigid, hard-bonding resin

Epoxy is a two-part resin that cures into a high-build film. It's the system most people picture when they think of a coated garage floor: substantial underfoot, bonded deep into the ground concrete, and thick enough to bury the flake in a solid, uniform surface.

Builds real thickness

Epoxy is high-build, so it reaches a substantial film in fewer coats. You feel it underfoot — the floor reads as solid rather than painted.

Bonds hard into ground concrete

Over a mechanically diamond-ground profile, epoxy grips into the slab rather than sitting on top of it. That bond is what resists hot tire pickup.

Deep, filled-in finish

The extra build buries the flake in a thick, uniform surface, which is part of why a flake epoxy floor looks finished rather than coated.

Strong value on a sound slab

At $5–$7 per square foot with all preparation included, epoxy is usually the better value where the concrete is in good shape.

Installing It

What's different about laying epoxy

The preparation is the same on every floor we do — diamond grinding, crack and joint repair, flake broadcast to refusal, clear topcoat. These are the three things that change because the resin is epoxy.

A thicker base, in fewer passes

Epoxy is high-build, so the base coat lays down heavy and reaches its film thickness without needing extra coats. That mass is what gives a flake epoxy floor its solid feel underfoot, and it's why the flake ends up buried in the surface rather than sitting on it.

A longer window before you get the garage back

Epoxy cures more slowly than polyurea, and cold slows it further. Practically, that means the space is out of use longer — you'll walk on it well before you can park on it. We give you the exact times for your floor at the walkthrough rather than a rule of thumb, because temperature on the day changes them.

Moisture gets checked before anything else

A rigid film is less forgiving of moisture pushing up from underneath, so we look for it before recommending epoxy at all. Where a slab needs a moisture seal it adds $0.50 per square foot — and where it doesn't, it isn't in your quote.

Being Straight With You

When epoxy isn't the right call

We install both systems, so we've got no reason to talk you into this one.

Two situations where we'd point you at polyurea instead:

  • Direct sun at the door. Epoxy can amber with prolonged UV. A polyaspartic topcoat holds its color.
  • A slab that moves. Epoxy cures rigid. Where freeze-thaw works a slab hard, polyurea's flexibility handles it better.

Polyurea runs $6–$9 per square foot, so the honest recommendation isn't always the cheaper one.

Looking After It

Living with an epoxy floor

Very little, honestly — which is most of the point. A sealed, seamless surface is easier to keep than bare concrete, and the few things worth knowing are about protecting a rigid, high-build film.

Sweep or blow it out, then mop with warm water. There are no seams or grout lines holding dirt, so most cleaning is one pass.

Skip harsh solvents and strong acids. They're the one category of spill worth wiping up promptly rather than leaving to sit.

Put something under jack stands and heavy point loads. A rigid film takes weight well but concentrated steel edges are what leave marks.

Use a soft-bristle push broom for winter salt residue, and a plastic rather than steel-bladed shovel if you're clearing meltwater.

One long-term note specific to epoxy: over years of direct sunlight the strip nearest the garage door can amber slightly. It doesn't change how the floor performs, but if that matters to you, polyurea's topcoat is UV stable.

How much does an epoxy garage floor cost in Wisconsin?

Does epoxy yellow over time?

Epoxy can amber or yellow with prolonged UV exposure, most often in the strip of floor near the garage door where sunlight actually reaches. It doesn't affect how the floor performs, but if your door is open a lot or the floor catches direct sun, we'll raise polyurea at the quote — its topcoat is UV stable.

Will an epoxy garage floor peel?

Peeling is almost always a preparation failure rather than a product one. Coatings lift when they were applied over sealed, unprepared or acid-etched concrete and never bonded in the first place. We mechanically diamond grind every floor to open the profile so the base coat bonds into the slab. We don't acid etch.

Is epoxy good for a Wisconsin garage?

Yes, on the right slab. Epoxy handles road salt, de-icers and hot tires well once it's properly bonded and topcoated. Where it needs more thought is a slab that moves a lot through freeze-thaw cycles, because epoxy cures rigid — that's a case where we'd usually suggest polyurea instead.

Can epoxy go over an existing coating or sealer?

Not over the top of it — whatever is already on the concrete has to come off first. Epoxy bonds into an open concrete profile, and an old coating or sealer sits between the resin and the slab, which is exactly the condition that causes peeling later. Removing it is part of the grinding, and a previously coated floor takes more of it, which is one of the things that moves a quote toward the upper end of the range.

How do I clean an epoxy garage floor?

Sweep or blow it out, then mop with warm water — the surface is seamless, so there's nothing trapping dirt. For winter salt residue a soft-bristle push broom and plain warm water is usually all it takes. What we'd avoid is harsh solvents and strong acids, and dragging bare steel across it; put something under jack stands rather than setting them straight on the floor.
